Q: When do I need to fill out an Architectural Approval form?
A: The architectural approval form is required when there is a change being considered for the exterior of your property. This includes but is not limited to Paint colors, replacing roofing materials, putting up or replacing fences.


Q: What do my home owners association dues include?
A: The dues cover the cost of trash pickup, maintenance of common areas, supplies for association events, and other required operating costs.


Q: Am I required to pay the dues?
A: Yes you are. We negotiate group rates for services and must guarantee a certain number of lots.


Q: Can I come to a board meeting?
A: Sure! All residents are welcome to attend regular board meetings.


Q: When are the board meetings?
A: The board meetings are held every other month normally at 7PM. Please contact a board member for the date and time of the next meeting.


Q: How do I become a board member?
A: All property owners are allowed to run for a position on the board. The elections are held yearly (normally at the March board meeting) with the terms running for two years.


Q: When is Trash Pickup?
A: All property owners are allowed to put their trash on the curb Monday mornings. The pickup routes start as early as 7 AM.


Q: Does the trash service provide a recycling program?
A: Yes the trash service provides recycling pickup for an additional fee. Please contact the treasurer to help with getting this started.


Q: Does the trash service provide yard waste pickup?
A: Yes they do. You will need to contact the waste management company listed on the links page for more information. There are also other vendors that service our area for yard waste.

Q: What do I need to put in or replace a fence?
A: There are several things to consider when putting in a new fence


Q: Do I need a dog license in Gladstone?
A: Yes you do. Please contact the Gladstone Animal control department for details on getting your dog licensed.


Q: Do I need a license for cats?
A: Not at this time.


Q: Does our HOA have a pool?
A: Our HOA does NOT have a pool. The pool at Shady lane and Jackson belongs to Carriage Hill Estates and is managed by Curry Association Management, Inc. 2700 Kendallwood PKWY Gladstone MO 64119.   The phone number is 816-414-5200.


Q: I have a sprinkler system do I need an inspection?
A: The city of Gladstone requires that all in ground sprinkler systems have a properly working backflow valve that is inspected yearly.
